Testimonials

We had an excellent experience working with Robin Kingsbury. Less than 8 weeks transpired between when we met Robin and when we closed on our house. This is pretty much unheard-of for 1st time homebuyers in this market, and we credit Robin for providing us with key information and guidance at several critical points along the way. For instance, right before the bid was due, Robin gave us late-breaking market information about how much a similar property had recently sold for. This prompted us to revise our bid, which just barely edged out the nearest competing offer. When the inspection process turned up some troubling issues, Robin guided us on how to negotiate with the sellers to reduce the offer price and lined up top-notch contractors for advice and quotes. We were also able to close within 21 days, as we followed Robin's advice to work with a local mortgage bank known for their speedy and professional work. Throughout the process, Robin was super-responsive and accessible, always returning our calls and emails right away and never being late for any appointments. We also felt like he genuinely cared about our safety and well-being, in the attention he paid to ensuring that the inspection issues would ultimately be taken care of. We're thrilled with our new house, and we feel very lucky to have had Robin as our realtor.
Robin was always a pleasure to work with. He was honest, knowledgeable, available, and most importantly, he never made us feel pressured. During the house hunting stage, Robin was great with working with us to search for houses at our own pace, though whenever there was a place we wanted to see, he always made himself available to show it us as soon as possible. When our lender was slow in responding to our requests, Robin immediately got on the phone with them to support us. Even after the sale was complete and we were all moved in, Robin was more than happy to help us get the seller to make some final fixes to house that needed to be done. We wholeheartedly recommend Robin to help anyone in the Bay Area find their new home.

"My wife and I are very happy to recommend Robin Kingsbury for anyone looking to buy or sell property in the East Bay. We worked with Robin to buy our first home in Kensington and he was unfailingly friendly, honest, and effective in helping us to achieve our dream. A few years later we found ourselves in the potentially disastrous situation of our refinance application being turned down because of the housing crash and a very low valuation report. We reached out to Robin for help. He made some inquiries on our behalf, and referred us to a wonderful mortgage broker who guided us through the process of a successful refinance application. My wife and I feel as though we got out of jail and will be forever grateful to Robin for the way he came through for us in that crisis. Beyond our professional relationship, Robin has become a good friend. We're very glad to recommend him as a real estate agent you can trust."

Robin,

Mary and I want to thank you for your efforts of our behalf, both buying and selling. We truly appreciate your expertise and your organizational skills, which made both the purchase of our new home and the sale of our old home relatively pain-free. Your advice was always well considered and 'dead on'.

Your research on pricing helped immeasurably on both transactions, allowing us to set our offer on the new home accurately and to price the old home for a quick sale. That sort of help is invaluable in a rapidly changing market.

We were very impressed by your diligence and energy in the sale of our old house, which occurred as prices were dropping and the average for days-on-market was climbing. To have the house sell in two weeks in such circumstances was remarkable.

Over the years we have bought seven properties and sold six, and of the realtors with whom we have dealt, we hold you in the highest esteem.

Thank you.

Robin helped us close on our house within 15 days, in spite of
numerous problems that popped up during inspections. All this, while I
was overseas! Unlike so many others, Robin actually means what he
says, and provides excellent service well after the deal is closed.
I have bought and sold 5 houses in my time, and I have no hesitation in saying that Robing Kingsbury is the most trustworthy and easy to work with real estate agent I have encountered. He showed enormous patience while we searched for the "right house" to suit my list of many essentials, a process that took over a year. He must have showed me over 100 properties in that time, and none was quite right, and I appreciated his respect for my preferences rather than the subtle pressure often applied. However, we both knew when the right property came along, and when that happened he was focused and dedicated in assisting me to purchase it. Fierce competition for the property required great diplomacy and initiative on his part. Prior to purchase he managed the process of inspections and interpretation of the findings for a realistic offer. At all times I trusted that he had my interests in mind and he advocated strongly and effectively in the negotiation process. He assisted me in crafting an excellent personal letter to the seller, regarding my situation and this, together with his honest and effective business practices made me the winning bidder! The property I purchased is gorgeous and wonderfully suited to my needs and I have never been happier with my home! Robin's assistance did not stop with the close of escrow. He has maintained contact and helped with settling in, seeking trades people for particular jobs, advising on home equipment insurance claims to name a few. I would recommend Robin to anyone wanting an agent to find and negotiate the purchase of a property and beyond.

To Whom it May Concern:

Robin Kingsbury recently represented us in buying our current home in El Cerrito as well as selling our home in Alameda. In spite of the challenging economy, we were able to sell our Alameda home in a timely fashion and received an amount that was within the range of what we were hoping. In regard to our El Cerrito home, Robin handled all of the inspections and walked us through all of the paper work. We believe that because of a personal letter he wrote to the home owner, we were able to acquire our current home which we love. Without this intervention, we believe the sale would have likely fallen through. Throughout both transactions, he was always very professional, responsive, thorough and available in any we way we needed. We would strongly recommend Robin to anyone buying or selling home without any reservations. Our expectations in both transactions were greatly exceeded.

Sincerely,

Scott & Laurel Hanin

Dear Robin:

I would like to take this time to thank you for your professional and courteous assistance with the Trust sale of the El Cerrito Property.

In the course of working with you, I grew to appreciate your thoroughness in getting the property ready for the sale and mediating multiple issues that arose during its' preparation for sale. For example: staging the home, plumbing, mechanical inspections, etc. If you recall, the plumbing was more complicated than initially anticipated, and you stepped up ensuring that everything would be handled promptly and efficiently.

Also, I would like to commend you for dealing with the challenges of selling the property due to the fact that the homeowner was not always available, and there were some personal obstacles that needed to be addressed.

Your knowledge of the market and the area were tremendously helpful, as well. Your projections of the sale price of the home and how your recommendation actually prompted bidders to offer a higher price, was outstanding. Also, after getting a buyer, although there was a language barrier which did cause some confusion, you handled the transaction with patience never loosing site of getting the job done.

As I reflect back from the day we met and getting all our ducks in a row, it truly amazed me how quickly the transaction was handled and the sale occurred especially in today's market.

Again, thank you for your extensive knowledge of the Real Estate Market and the area. I will not hesitate to recommend you to others, as well as using you for any future home sales.

Sincerely,

Ernest Perry, Trustee

My wife and I are seniors who came to the East Bay Area from one of the mid-Atlantic states after having sold our house there that we could no longer care for. One of our sons lives in El Cerrito - one reason we chose to resettle in northern CA. Through him we had a contact with Robin. However we did not go for an immediate purchase of permanent housing but rented a temporary apartment in Albany to serve as a base to familiarize ourselves with the new environment and the specific kinds and properties available over East Bay. From the start we thought it likely that we would end up buying a condominium but not did entirely exclude a small house.
A reader will see at once that a busy real estate agent might not be enthusiastic about taking up a job that involved a lot of educational and decision-making work with elderly clients who might finally drop him. Not so with Robin. He set up in his car weekly expeditions to Albany, Berkeley, Emeryville, etc. that combined economic town histories with today's market price bands. As the exploration went on, Robin took us to various different types of properties in different areas. While we initially were surprised by high real estate prices comparing to the metropolitan area we came from, Robin's patient educational effort made us understand the situation here. At the end we agreed that the purchase of a quality condo was the way to go. Though the apartment was not large, splendid views of the Bay and hills were available. Especially the male member of the duo was eager. The purchase was on.
Robin has many of the qualities of a good real estate agent: such as sound grasp of the character, needs and assets of potential clients. In our case agent and clients got along well. Robin expended much time and energy to find us a property that we would likely be pleased to live in at our old age. A successful transfer transaction was, however, by no means assured. The seller had originally bought the property in boom times found our first offer painfully low. On our own we studied the recent condo market and were determined to increase our offer only slightly in the light of current conditions. We warned Robin that the purchase might very well fail and asked him to start looking for other possibilities. He did not throw up his hands but assured us he would do that. In the meantime he worked with the counter-party agent to convince the seller that cash was cash and no doubt that the old folks could be pretty harsh bargainers. Result: sale at only a modest price increase.
Our overall experience with Robyn then was quite favorable. We are satisfied with the new home that we acquired with his professional help. We found him quite likeable and found him able to understand us and provide support. At the same time a reader thinking of hiring him should recognize him as a pro that can make decisions in areas of his own expertise.
Robin helped me sell a my condominium in San Francisco. I found him to be a true professional and I appreciated the real effort he put into selling my unit. It was a tough unit to sell due to its location and lack of off street parking. Nor did it help that the real estate market was going through a slump and prices in general were falling. Even worse, the timeline for selling was tight. I was relocating to the east coast and I gave him the goal of selling within three months. Nevertheless, Robin stepped up and handled things beautifully. He set a good initial asking price and he made certain that the unit was presented well during open houses. (We used professional stagers to attractively decorate what would have been an empty unit.) At the end of the day I got a fair price and did not have to sell at a loss. What more could anyone ask for? I really benefited from his long years of experience and recommend him without hesitation.

Dear Robin,
Thank you so much for the fantastic job you did getting 1516 Stuart closed and off our books!! We are delighted!! None of us realized what a difficult job it would be. Even as experienced realtors ourselves, we still had a lot to overcome. We know nothing about the Berkeley market so we were grateful to have your guidance. Your humor really relieved the tension for us - much appreciated. We are happy to refer you to other clients who need help in your market. Please feel free to give our names and phone number to prospective clients who want a recommendation of your services.
