Welcome to 5822 Ayala Avenue: A wonderful place to live, in so many ways!
Inside, some of my favorite things include the loads of windows that make it lovely and sunny during the day. The kitchen is a joy to cook in, with ample counters (heat and stain resistant, and easy to clean) and cabinets (with pullout shelves in lower cabinets for easy access to mixers and heavy pots). The bathroom is luxurious with a wonderful tub - deep and long - for a great soak. And there is abundant storage space, including five big closets in the unit, and a private storage room in the basement (that has easy access via the window to the driveway, and stays dry even with last winters rains). The unit includes the far garage (with an electric door opener) and the parking space in front of the door. I pulled my Ford CMax right in (a bit close on the sides) and had room for bikes and other gear at the end.
The HOA is great! The neighbors are truly nice people; and the building is in top shape – the roof, solar hot water system and back stairs were all replaced in 2014, and the exterior was just repainted in early 2017. The property is secure, with the auto and pedestrian gates across the driveway, and the area well lit. The back garden is lovely; the HOA shares it and the driveway with the neighboring duplex via an easement (easement does not include the HOA parking areas, the duplex’s private patio area, or the back 20 feet of either property).
Finally, a short walk can get you anywhere. Two great neighborhoods and the Sunday farmers market (at the DMV) are within a 10-15 minute walk. The Rockridge shopping area along College Avenue has outstanding restaurants, bookstores, coffee shops, a hardware store, several grocery stores (Safeway, Trader Joes, Market Hall, Yasai and Star Markets) and more. The Temescal neighborhood has more great restaurants and shopping. And to get anywhere beyond, its just a few blocks to: the Rockridge BART station, AC Transit bus stops including for the “E” bus to San Francisco, a casual carpool stop, and entrances to several highway’s (24, 13, and the 80/580/880/980 maze).
This is a combination that is hard to beat - beautiful condo and building, nice neighbors, private yard and garden, and off-street parking - all in a fantastic location! I miss it already!
